Systems specified for the mid-South Coast.

Scottburgh sits between two different coastal environments — the residential beachfront strip facing the Indian Ocean, and the inland corridor that runs through Park Rynie and up towards Pennington and Bazley Beach. Salt spray, humidity and wind-driven rain affect how a sliding door should be specified. Frame profile, finish, hardware and glass are not generic — they depend on how exposed the opening is. Our process starts with a site measure, then a written specification. Fabrication happens in our Durban facility; installation is handled on site by our own teams.

Discuss Your Opening

Standard vs multi-track — what changes.

Two common approaches to sliding doors, and how the choice depends on the opening rather than preference.

Parameter Standard Residential System Multi-Track System
Track arrangement Typically two-track Two or three independent tracks
Panels that can stack to one side Limited — usually one or two sliding panels Up to four or more, depending on opening
Typical opening span Often up to around 3.0m Wider openings where a larger clear passage is wanted
Frame profile Standard residential profile Heavier profile, engineered for larger glass areas
Glass specification Toughened or laminated safety glass Laminated and/or thicker glass often specified
Hardware — coastal exposure Standard rollers; stainless upgrade available Stainless rollers and marine-grade components typically specified
Typical application Single patio door, standard living rooms Wide entertainment openings, larger glass areas
Considerations Straightforward fit in standard openings Opening size, wind exposure and structural support matter more

Which system is appropriate is determined during the site measure. The table above outlines common differences — not a universal specification for every job. Frame depth, glass thickness, hardware material and finish are confirmed per opening.

Common sliding door layouts.

Sliding doors are built in fixed panel arrangements. The layout that suits your opening depends on how wide it is and where you want the clear passage.

OX
Two-Panel

OX

One fixed panel, one sliding panel. Common for narrower patio openings where a single clear passage is needed.

XX
Two-Panel

XX

Both panels slide — one in each direction. Useful when the clear opening should sit centrally in the aperture.

XXX
Three-Panel

OXX

One fixed panel, two sliding panels. A middle option for medium-width openings where more glass area is wanted.

OXXO
Four-Panel

OXXO

Two fixed outer panels, two central sliders. Often used for wider patios where a generous central opening is wanted.

The configuration is confirmed during the site measure. Not every layout suits every opening — frame size, glass weight and structural support all affect what is practical.

Safety glazing and coastal durability.

Two considerations that matter more on the mid-South Coast than almost anywhere else in KZN.

SANS 10400-N Glazing

This is the section of the National Building Regulations that governs glazing safety. Safety glazing is required in defined areas — including doors, sidelights and glazing within 500mm of the floor. The glass type and thickness depend on the pane size and its location. We specify glazing to meet these requirements for the actual opening.

Marine exposure

Beachfront and near-coastal properties see constant salt spray and high humidity. Hardware selection, drainage weeps and frame finishes are adjusted for exposure — stainless or marine-grade components where needed. For sea-facing openings, glass thickness and frame profile may also be upgraded to suit wind exposure.

Installation practice

Correct installation affects performance as much as the product itself. Setting blocks, drainage, expansion gaps and weather sealing all matter — especially where driving rain is common. Our installers work to standard industry practice for aluminium door installation in residential settings, with the specification confirmed in the written quote.

The standard process for every job.

What is included in a Bluminium sliding door order, and what is specified per project.

Options such as stainless hardware, coastal-grade finish upgrades, double glazing or thicker glass are specified per project — they are not included in every job by default. The quote lists what is included for your specific opening.

From Durban fabrication to Scottburgh installation.

The same process whether it is one door or a larger opening.

01 / Measure

Site Measure

We visit the property on the South Coast, measure the opening and note floor levels, lintel condition, exposure and access. This determines what can be fitted.

02 / Quote

Written Quote

An itemised quote covering the system, glass, finish and installation. Coastal-grade hardware options are listed so you can see what is included.

03 / Fabricate

Fabrication in Durban

Frames are cut, welded, glazed and finished in our Durban facility. This keeps fabrication quality-controlled and consistent — not outsourced to a third party.

04 / Install

Installation in Scottburgh

Our teams install, align and seal the door on site. Most standard residential installations are completed in a single day, with coastal weather sealing confirmed before handover.

Scottburgh and the mid-South Coast.

We fabricate in Durban and install across Scottburgh and the surrounding coastal communities. Below is what we commonly encounter in each area.

Coastal exposure changes street by street on the mid-South Coast. A beachfront property in Pennington has different requirements from an inland home in Scottburgh CBD or a commercial property near Park Rynie Industrial Park. The notes below describe common patterns — they are not assumptions about every property. The site measure confirms what is actually needed.

Scottburgh CBD & central

Established residential and light-commercial

Mix of older residential homes, established streets and light-commercial properties. Retrofit measurement matters here — not every existing aperture suits a sliding door without adjustment. The site measure confirms what is feasible before any quote is issued.

Pennington & Bazley Beach

High-exposure coastal residential

Premium sea-facing residential zones with direct marine exposure. Salt spray and wind-driven rain are the dominant environmental factors. Stainless hardware, coastal-grade finishes and drainage detailing matter more here than almost anywhere else on the page.

Park Rynie & Sezela

Local commercial and industrial integration

Park Rynie includes the local industrial support zone (Park Rynie Industrial Park), which generates mixed commercial and residential demand in the surrounding streets. Sezela is a smaller coastal node with a mix of residential and light-industrial properties. Openings here are often wider than standard residential patios.

Ifafa Beach & extended coastal corridor

Low-density coastal residential

Smaller coastal nodes further south with a mix of permanent and holiday homes. Long-term durability and low-maintenance operation matter here — smooth rollers that do not bind during humid periods are a common consideration. Many properties are not permanently occupied, so security hardware is often specified higher.

Questions that come up when specifying a sliding door for a coastal property.

Sliding aluminium doors open up wide spans without needing space for a swing, which suits coastal homes where patios face the sea. Aluminium itself is naturally resistant to warping and humidity, and powder-coated finishes can be specified to a higher corrosion-resistance standard for sea-facing positions. For Scottburgh specifically, the key advantage is that the door can be sized to a wide opening without compromising on sealing against wind-driven rain — provided the frame, glass and drainage are specified correctly for the exposure.

In many cases, yes — provided the structural lintel and side walls can carry the load. During the free site measure, the existing opening, track bed and floor levels are checked. A recessed or surface-mount track solution is recommended based on the actual aperture. Some openings require building work; this is identified during measurement, before any quote is issued.

Safety glazing is a legal requirement in defined areas under SANS 10400 Part N — including doors, sidelights and glazing within 500mm of the floor. Toughened safety glass is commonly specified for sliding door panels. Laminated safety glass is often chosen where an extra security layer or improved acoustic performance is useful. For sea-facing openings in high wind-load areas, thicker glass may be specified to suit the exposure of the actual aperture.

Aluminium sliding doors need little maintenance, but coastal properties benefit from a slightly more regular routine. A freshwater rinse every few months helps remove salt deposits. Keeping the bottom track free of grit and salt prevents binding. A periodic wipe-down with a damp cloth and mild detergent keeps frames clean, and silicone-based lubricant on rollers and tracks helps with smooth operation. The specific hardware fitted determines the exact routine.

A standard residential sliding door typically uses a two-track frame and suits single patio openings — commonly up to about 3.0m wide with panels up to around 2.4m. A multi-track system uses two or three independent tracks in a heavier frame profile, allowing more panels to stack to one side. Multi-track is usually specified where a wider opening or a larger clear glass area is wanted. Which system is appropriate depends on the opening size, wind exposure and glass specification.

After the site measure and written quote, fabrication typically takes 2–4 weeks depending on the system and finish. A standard residential sliding door is often installed in a single day. Larger multi-track systems or jobs that require building work may take longer. A firmer timeline is confirmed with the quote.

Security depends on the specification. Sliding doors can be fitted with multi-point locking, anti-lift blocks and laminated or toughened safety glass. The frame profile and roller system also affect resistance to forced entry. For holiday properties or more exposed openings, the locking hardware and glass type can be upgraded. Security is discussed as part of the specification process, not assumed.
