Engineered for the Umhlanga coast.

Umhlanga combines two very different environments inside one search term: the beachfront strip from Umhlanga Rocks through Sibaya where salt spray and onshore wind loads dominate, and the elevated estate corridor at Izinga, La Lucia and Mount Edgecombe where strict architectural guidelines govern frame colour and glass finish. We fabricate Vistafold stacking door systems engineered for both. Frame profiles are finished in marine-grade architectural powder coating, hardware is Grade 316 stainless steel, and glass thickness is calculated per pane against the wind-load for the specific elevation and height above grade. Our process starts with a site measure, then a written specification. Fabrication happens in our Durban facility; installation is handled on site by our own teams.

Stacking vs sliding — what changes.

Two different ways to open a wall. The choice is driven by how much of the wall you want to remove.

Parameter Sliding System Vistafold Folding-Stack System
Panel operation Slides on one or two tracks; panels overlap Hinged panels fold back into a compact stack
Clear opening Usually about half the span Entire span can be opened
Panels in the system Typically 2 to 4 Commonly 3 to 10
Maximum leaf width Commonly up to 2.4m per panel Commonly up to 900mm per leaf
Maximum system width Varies by system Up to 7.5m total
Maximum system height Varies by system Custom up to 3000mm
Hardware Rollers on bottom track (or top-hung) Grade 316 stainless steel double-bogey rollers; top and bottom rolling; hinges between panels
Weather sealing Double-draft seals on perimeter Wool-pile weather strip + drainage track; inter-panel seals
Security Standard multi-point locking Mortice locks and double-action flush bolts typically specified
Typical application Single patio doors, standard openings Wide entertainment openings, wraparound corners

Which system is appropriate is determined during the site measure. The table above outlines common differences — not a universal specification for every job. Frame depth, glass thickness, hardware and finish are confirmed per opening, with wind-loading calculated for the specific elevation and height above grade.

Vistafold stacking door layouts.

Odd-numbered configurations (3, 5, 7 panels) provide a daily traffic door — one panel operates independently, so you can let people or pets through without folding the entire stack. Even configurations split the stack to both ends.

OXX
Three-Panel · Traffic Door

3-Panel Fold-a-Side

All three panels fold to one side. The leading panel operates as a daily traffic door for everyday access.

XXXXX
Five-Panel · Traffic Door

5-Panel Single-Stack

All five panels fold to one side. The leading panel operates as a daily traffic door. Suits the wider openings common to La Lucia and Mount Edgecombe estate properties.

XXXXXXX
Seven-Panel · Traffic Door

7-Panel Split-Stack

Seven panels folding to both ends of a wide span, with the central leading panel operating as a daily traffic door. Common for Umhlanga Ridge and Izinga entertainment openings.

XXXXXXXXXX
Ten-Panel

10-Panel Expansive Span

Up to 7.5m total width. Specified for the largest architectural openings where a full wall needs to disappear.

The configuration is confirmed during the site measure. Not every layout suits every opening — panel count, glass weight and hardware selection all affect what is practical. Corner configurations are designed separately.

Safety glazing and marine exposure.

Two considerations that matter in Umhlanga more than almost anywhere else in KZN.

SANS 10400-N Glazing

This is the section of the National Building Regulations that governs glazing safety. Safety glazing is required in defined areas — including doors, sidelights and glazing within 500mm of the floor. Standard laminated safety glass of 6.38mm thickness is commonly specified for coastal stacking door panels, with thicker laminated or toughened units available where the exposure or acoustic requirement warrants it. Glass thickness is calculated per pane for the specific opening, with wind-loading assessed for the elevation and height above grade.

Marine exposure & corrosion protection

Umhlanga Rocks and Sibaya sit under direct marine exposure. Salt spray, humidity and onshore wind-driven rain all affect the door over time. Marine-grade architectural powder coating is used on the frame finish to resist salt-air corrosion. Track drainage channels, wool-pile weather strip and Grade 316 stainless steel double-bogey rollers are commonly specified for the beachfront strip. Grade 316 is specified rather than the more common Grade 304 specifically because it resists chloride pitting under continuous salt exposure.

Estate documentation & installation practice

Izinga, Mount Edgecombe and some Umhlanga Ridge complexes have architectural guidelines specifying approved frame colours, glass finishes and sometimes visible frame profiles. Documentation for design committees is prepared as part of the specification process where required. Our installers work to standard industry practice for aluminium door installation in residential settings — setting blocks, drainage, expansion gaps and weather sealing all matter — with the specification confirmed in the written quote.

The standard process for every job.

What is included in a Bluminium Vistafold stacking door order, and what is specified per project.

Options such as soft-close hardware, thicker laminated glass, double glazing up to 24mm, recessed tracks or marine-grade hardware upgrades are specified per project — they are not included in every job by default. The quote lists what is included for your specific opening.

01 / Measure

Site Measure

We visit the property, measure the full opening and note the orientation, height above grade and exposure. This determines the panel count, stack position and hardware type.

02 / Quote

Written Quote

An itemised quote covering panel count, glass, finish and installation. Coastal-grade options and estate documentation requirements are listed so you can see what is included.

03 / Fabricate

Fabrication in Durban

Vistafold panels are cut, welded, glazed and finished in our Durban facility. This keeps fabrication quality-controlled and consistent — not outsourced to a third party.

04 / Install

Installation in Umhlanga

Our teams fit, align and test every panel in the stack on site. Stacking systems require precise panel-to-panel alignment, which is confirmed before handover.

Umhlanga and the North Coast corridor.

We fabricate in Durban and install across Umhlanga and the surrounding North Coast communities. Below is what we commonly encounter in each area.

Umhlanga is not a single environment. A beachfront property on the Umhlanga Rocks strip has different requirements from an estate home in Izinga or a newer development in Sibaya. The notes below describe common patterns — they are not assumptions about every property. The site measure confirms what is actually needed.

Umhlanga Rocks & Sibaya

Direct marine exposure and high wind loads

Sea-facing properties with direct marine exposure. Salt spray, humidity and onshore wind-driven rain are the dominant environmental factors. Marine-grade powder coating, Grade 316 stainless hardware and wool-pile weather strip with drainage-track detailing matter more here than anywhere else on the page. Glass thickness and frame profile are commonly upgraded to suit the wind exposure of the specific elevation.

Izinga & Mount Edgecombe

Estate guidelines and architectural compliance

Master-planned estates with formal architectural guidelines. Frame colour, glass finish and sometimes visible profile proportions are often prescribed by the estate design manual. RAL colour matching and, where required, technical documentation for plan submission are part of the specification process. Veranda and entertainment openings here often run wider than standard, which is where 5 and 7-panel configurations come in.

La Lucia & Prestondale

Mature estates and comprehensive renovations

Established residential properties, many of which are undergoing full renovations — often replacing older timber or steel folding doors with thermally broken aluminium profiles. Retrofit measurement matters here, and custom sizing is typically required rather than a stock size. Openings often face the garden or pool rather than directly at the sea, so the glass specification can be tuned to acoustic and thermal priorities as well as exposure.

Umhlanga Ridge & Somerset Park

New builds and expansive open-plan layouts

Newer developments and new-build plots with contemporary architectural language — minimal frame lines, large glass apertures and finishes that read as modern. 7 to 10-panel systems are commonly specified where a full wall needs to be opened onto a balcony or entertainment area. Where the property sits above ground level, wind-load calculations on the higher elevation become the dominant factor in glass thickness selection.

Buying considerations for Umhlanga.

Questions that come up when specifying a stacking door for a coastal, estate or new-build property.

Vistafold stacking door systems are fabricated in configurations from 3 panels up to 10 panels, with total system widths reaching up to 7.5 metres and heights custom up to 3000mm. Maximum leaf width is typically around 900mm. For Umhlanga homes with expansive ocean views or estate properties designed for entertaining, 5 and 7-panel configurations are common, with 10-panel systems specified for the largest architectural spans. Odd-numbered configurations (3, 5, 7 panels) provide a key practical advantage: one panel operates as a daily traffic door, so you can let family or pets through without folding the entire stack. The panel count, stack position and corner arrangement are confirmed during the site measure.

The key difference is how much of the wall can be opened. A sliding door runs on one or two tracks and overlaps panels — the clear opening is usually limited to about half the total span, and some of the wall stays glazed when the door is open. A stacking door folds panels back on hinged joints into a compact stack at one or both ends, so the entire span can be opened. That makes stacking systems the better choice where the goal is to remove the wall between interior and exterior rather than simply provide a passage — which is exactly what most Umhlanga Ridge and Izinga estate properties are designed around. Sliding systems remain a good option where the opening is narrower or where a lower budget is the priority.

Aluminium stacking doors need very little maintenance, though Umhlanga's coastal exposure means a slightly more regular routine pays off. Salt spray carried on onshore winds and the humidity along the Umhlanga Rocks and Sibaya strips can build up on hardware over time. A freshwater rinse every few months removes salt deposits. Keeping the bottom track free of grit and salt prevents binding. A periodic wipe-down with a damp cloth and mild detergent keeps frames clean. Silicone-based lubricant on rollers and hinges helps with smooth operation. The frames themselves — finished in marine-grade architectural powder coating and fitted with Grade 316 stainless hardware — are specified specifically to resist this exposure.

Yes — corner configurations are available and are often specified where the goal is to open up two walls of a living space to an outdoor area. Corner stacking systems use a corner post assembly that allows panels from two sides to fold and stack independently, so the corner effectively disappears when the doors are open. This is a common request for Umhlanga properties with views in two directions — ocean on one side and garden or pool on the other. Not every opening suits a corner arrangement; the structural support at the corner post position and the available floor area for the stacked panels both need to work. The corner arrangement is designed during the specification stage and confirmed during the site measure.

After the site measure and written quote, fabrication typically takes 2–4 weeks depending on the system, panel count and finish. Stacking systems with more panels or corner configurations may take longer. Installation of a standard residential stacking door is often completed in a single day. Where estate documentation or design committee approval is required, this can add to the schedule. A firmer timeline is confirmed with the quote.
