Engineered for the Umkomaas coastal environment.

Umkomaas sits at the mouth of the eMkhomazi River on the KZN South Coast, which shapes its climate in two distinct ways: direct marine exposure along the beachfront strip, and elevated humidity from the river valley further inland. We fabricate Vistafold stacking door systems engineered for both. Frame profiles are cut and welded to under 1mm tolerance at our Durban facility, finished in marine-grade architectural powder coating, and fitted with Grade 316 stainless steel double-bogey rollers specified specifically to resist chloride pitting under continuous salt exposure. Glass thickness is calculated per pane against the wind-load for the specific elevation and height above grade. Fabrication happens in Durban; installation is handled on site by our own teams.

Discuss Your Opening

Stacking vs sliding — what changes.

Two different ways to open a wall. The choice is driven by how much of the wall you want to remove.

Parameter Sliding System Vistafold Folding-Stack System
Panel operation Slides on one or two tracks; panels overlap Hinged panels fold back into a compact stack
Clear opening Usually about half the span Entire span can be opened
Panels in the system Typically 2 to 4 Commonly 3 to 10
Maximum leaf width Commonly up to 2.4m per panel Commonly up to 900mm per leaf
Maximum system width Varies by system Up to 7.5m total
Maximum system height Varies by system Custom up to 3000mm
Hardware Rollers on bottom track (or top-hung) Grade 316 stainless steel double-bogey rollers; top and bottom rolling
Glass specification Toughened or laminated 6.38mm PVB laminated safety glass baseline; thicker or double-glazed up to 24mm where required
Weather sealing Double-draft seals on perimeter Wool-pile weather strip + drainage track; inter-panel seals
Security Standard multi-point locking Mortice locks and double-action flush bolts typically specified

Which system is appropriate is determined during the site measure. The table above outlines common differences — not a universal specification for every job. Frame depth, glass thickness, hardware and finish are confirmed per opening, with wind-loading calculated for the specific elevation and height above grade.

Vistafold stacking door layouts.

Odd-numbered configurations (3, 5, 7 panels) provide a daily traffic door — one panel operates independently, so you can let people or pets through without folding the entire stack.

OXX
Three-Panel · Traffic Door

3-Panel Fold-a-Side

All three panels fold to one side. The leading panel operates as a daily traffic door for everyday access.

XXXXX
Five-Panel · Traffic Door

5-Panel Single-Stack

All five panels fold to one side. The leading panel operates as a daily traffic door. Suits the wider openings common to Umkomaas beachfront properties.

XXXXXXX
Seven-Panel · Traffic Door

7-Panel Split-Stack

Seven panels folding to both ends of a wide span, with the central leading panel operating as a daily traffic door. Common for wider veranda openings overlooking the river mouth.

XXXXXXXXXX
Ten-Panel

10-Panel Expansive Span

Up to 7.5m total width. Specified for the largest architectural openings where a full wall needs to disappear.

The configuration is confirmed during the site measure. Not every layout suits every opening — panel count, glass weight and hardware selection all affect what is practical. Corner configurations are designed separately.

Safety glazing and marine exposure.

Two considerations that matter on the KZN South Coast more than inland.

SANS 10400-N Glazing & 1000Pa Wind Load

This is the section of the National Building Regulations that governs glazing safety. Safety glazing is required in defined areas — including doors, sidelights and glazing within 500mm of the floor. Standard laminated safety glass of 6.38mm PVB thickness is commonly specified for coastal stacking door panels, with thicker laminated or toughened units available where the exposure or acoustic requirement warrants it. For sea-facing elevations, glass thickness and frame profile are calculated per pane against a minimum 1000Pa wind-load for the height above grade.

Marine exposure & corrosion protection

Umkomaas sits at the mouth of the eMkhomazi River with direct marine exposure along the beachfront strip and elevated humidity inland. Salt spray, humidity and wind-driven rain all affect the door over time. Marine-grade architectural powder coating is used on the frame finish to resist salt-air corrosion. Track drainage channels, wool-pile weather strip and Grade 316 stainless steel double-bogey rollers are commonly specified for near-coastal properties. Grade 316 is specified rather than the more common Grade 304 specifically because it resists chloride pitting under continuous salt exposure.

Installation practice

Correct installation affects performance as much as the product itself — particularly on stacking doors, where every panel must align with the one before it. Setting blocks, drainage, expansion gaps and weather sealing all matter. Our installers work to standard industry practice for aluminium door installation in residential settings, with the specification confirmed in the written quote. Compliance documentation is available on handover where required.

Standard inclusions & engineering compliance.

What is included in a Bluminium Vistafold stacking door order, and what is specified per project.

Options such as soft-close hardware, thicker laminated glass, double glazing up to 24mm, recessed tracks or marine-grade hardware upgrades are specified per project — they are not included in every job by default. The quote lists what is included for your specific opening.

01 / Measure

Site Measure

We visit the property, measure the full opening and note the orientation, height above grade and exposure. For top-hung configurations, the structural lintel must be load-rated — we confirm this on site.

02 / Quote

Written Quote

An itemised quote covering panel count, glass, finish and installation. Coastal-grade options and structural prerequisites are listed so you can see what is included.

03 / Fabricate

Fabrication in Durban

Vistafold panels are cut, welded, glazed and finished in our Durban facility to under 1mm tolerance. This keeps fabrication quality-controlled and consistent — not outsourced to a third party.

04 / Install

Installation in Umkomaas

Our teams fit, align and test every panel in the stack on site. Stacking systems require precise panel-to-panel alignment, which is confirmed before handover.

Umkomaas and the surrounding coastal corridor.

We fabricate in Durban and install across Umkomaas and the surrounding communities. Below is what we commonly encounter in each area.

Coastal exposure changes over just a few kilometres on this part of the coast. A sea-facing property in Clansthal has different requirements from an inland home in Craigieburn or a river-mouth property in Umkomaas itself. The notes below describe common patterns — they are not assumptions about every property. The site measure confirms what is actually needed.

Umkomaas central & river mouth

Established residential and river-mouth properties

Umkomaas sits at the mouth of the eMkhomazi River, where humidity is elevated year-round and drainage detail matters. Established residential homes and beachfront properties both feature here. Retrofit measurement matters — many older homes have timber or steel frames that need extraction before a Vistafold system can be fitted, and the aperture itself is often non-standard.

Clansthal

Direct beachfront and high-exposure coastal

Sea-facing residential zone with direct marine exposure, immediately south of Umkomaas. Salt spray and wind-driven rain are the dominant environmental factors. Marine-grade powder coating, Grade 316 stainless hardware, wool-pile weather strip and drainage detailing matter more here than anywhere else on the page. Wider openings onto ocean-facing verandas are common, which is where 5 and 7-panel configurations come in.

Craigieburn

Inland residential with thermal priorities

Inland residential zone with a mix of family homes undergoing modernisation. Salt exposure is lower than the beachfront, but summer heat gain through the glass and the general thermal efficiency of the opening become the priority. The thermal-break option in the Vistafold profile is often worth specifying here — it slows heat transfer across the frame, which shows up as a measurable difference in interior comfort through the KZN summer. Two and three-panel configurations are common. Security hardware is often specified higher for homes that are not permanently occupied.

Wider South Coast service corridor

Scottburgh, Umgababa, Widenham and Umzinto

Our installation teams work across the wider lower South Coast corridor from the Durban fabrication facility. Exposure profiles vary across these nodes, but the specification process remains the same: site measure, written quote, then a system designed for the actual opening and its specific exposure.

Frequently asked installation questions.

Questions that come up when specifying a stacking door on the lower South Coast.

Vistafold stacking door systems are fabricated in configurations from 3 panels up to 10 panels, with total system widths reaching up to 7.5 metres and heights custom up to 3000mm. Maximum leaf width is typically around 900mm. For Umkomaas homes with coastal or garden outlooks, 3 and 5-panel configurations are common, with 7 to 10-panel systems specified for the wider veranda openings overlooking the Indian Ocean. Odd-numbered configurations (3, 5, 7 panels) provide a key practical advantage: one panel operates as a daily traffic door, so you can let family or pets through without folding the entire stack. The panel count, stack position and corner arrangement are confirmed during the site measure.

The key difference is how much of the wall can be opened. A sliding door runs on one or two tracks and overlaps panels — the clear opening is usually limited to about half the total span, and some of the wall stays glazed when the door is open. A folding-stack door folds panels back on hinged joints into a compact stack at one or both ends, so the entire span can be opened. That makes stacking systems the better choice where the goal is to remove the wall between interior and exterior rather than simply provide a passage. Sliding systems remain a good option where the opening is narrower or where a lower budget is the priority.

Aluminium stacking doors need very little maintenance, though Umkomaas's coastal exposure means a slightly more regular routine pays off. Salt spray carried on onshore winds and the humidity along the river mouth can build up on hardware over time. A freshwater rinse every few months removes salt deposits. Keeping the bottom track free of grit and salt prevents binding. A periodic wipe-down with a damp cloth and mild detergent keeps frames clean. Silicone-based lubricant on rollers and hinges helps with smooth operation. The frames themselves — finished in marine-grade architectural powder coating and fitted with Grade 316 stainless hardware — are specified specifically to resist this exposure.

Yes — corner configurations are available and are often specified where the goal is to open up two walls of a living space to an outdoor area. Corner stacking systems use a corner post assembly that allows panels from two sides to fold and stack independently, so the corner effectively disappears when the doors are open. This is a common request for Umkomaas properties with views in two directions — ocean on one side and garden or patio on the other. Not every opening suits a corner arrangement; the structural support at the corner post position and the available floor area for the stacked panels both need to work. The corner arrangement is designed during the specification stage and confirmed during the site measure.

Safety glazing is a legal requirement in defined areas under SANS 10400 Part N — including doors, sidelights and glazing within 500mm of the floor. Standard laminated safety glass of 6.38mm thickness is commonly specified for coastal stacking door panels, with thicker laminated or toughened units available where the exposure or acoustic requirement warrants it. Double glazing can be specified up to 24mm total thickness for thermal insulation or acoustic control. Glass thickness is calculated per pane against wind-loading for the specific elevation and height above grade.

After the site measure and written quote, fabrication typically takes 2–4 weeks depending on the system, panel count and finish. Stacking systems with more panels or corner configurations may take longer. Installation of a standard residential stacking door is often completed in a single day. A firmer timeline is confirmed with the quote.
